Clipsal Site Project - SA

Egan National Valuers was appointed to undertake a valuation of the 'Clipsal' site, a landmark 10.24 hectare industrial holding comprising seven parcels contained within 162 Certificate of Titles.

It is currently developed as an older style heavy industrial manufacturing facility occupied by Clipsal Industries. The site was earmarked as a future medium density 'mixed use' development site centered around a transit-orientated development ('TOD'). There is significant interest in development which is driven by both local and national developers, given the sites very desirable location.

The valuation was undertaken for consideration as a prelude to purchase for a major institutional organisation and required a detailed analysis of major land parcels both in South Australia and also similar inner metropolitan development projects throughout Australia.

Federal Parliament House, Canberra - ACT

The management of such an iconic facility requires the intelligence and insight of professional property consultants. Egan National Valuers extensive tourism and commercial property research provided the foundation for comprehensive venue hire and rental advice for the suite of opulent halls, dining rooms and terraces that grace the nation's Parliament House.

National Parks Department of Sustainability & Environment - VIC

This project involved the valuation of a portfolio of national, state, coastal and marine parks across the State of Victoria for financial reporting purposes. The portfolio included the iconic 7,500 hectare Twelve Apostles Marine National Park in south-western Victoria, which extends three nautical miles offshore to the limit of Victorian waters, also containing several historical ship wrecks. The project also included the 103,000 hectare Great Otway National Park. Egan National Valuers valued more than 70 parks.

The timely delivery of such a vast and unique exercise is testament to Egan National Valuers ability to formulate and execute major valuation projects of the most complex asset portfolios.

NSW Aboriginal Land Council - NSW

The NSW Aboriginal Land Council oversees the assets of numerous local Aboriginal Land Councils across New South Wales. Egan National Valuers was asked to value a portfolio of properties for financial reporting and insurance purposes.

The portfolio comprised of a total of 78 properties which ranged from large rural holdings, residential and retail property to office accommodation. The assignment was completed in a timely and efficient manner. Successful coordination of the project involved central liaison with numerous local Aboriginal Land Council officers, and a team of specialists assembled from Egan National Valuers east coast offices.

The Royal Australian Institute of Architects (RAIA) VIC, NSW, ACT, WA, SA & TAS

This project demonstrates the national capacity of Egan National Valuers. The project involved properties located in Western Australia, South Australia, ACT, Victoria, NSW and Tasmania.

Encompassing a number of CBD office premises, the project was completed within the stipulated timeframe, drawing on the expertise and experience of key personnel, with intimate knowledge of the CBD markets.

This project showcased the use of integrated technology, including in-house commercial sales and rental databases, which allowed the efficient distribution of information between branches.

WFM Motors VIC, NSW, ACT

WFM Motors

This project involved the valuation of 13 NSW properties, 8 ACT properties, 3 Melbourne metropolitan and 3 rural Victorian properties in addition to 2 properties in Queensland for financial reporting purposes.

These properties comprised of a mixture of commercial property, primarily of car yards and prestige car showrooms of various size and construction. They were often located within prime commercial precincts, with the "Lexus Centre" based in Elizabeth Street, Melbourne and the "Porsche Centre", Gold Coast being indicative of the calibre of properties within the portfolio.

This project required particular expertise in valuations for Financial Reporting, under the Australian Accounting Standards Board - Property, Plant & Equipment (A.A.S.B.116) and incorporated significant, multi-state, project management. The project, completed within 2 months, involved extensive travel between 4 states, included 4 full-time Valuers and 1 Project Manager.
